Building Permit - Owner Builder
- Current Copy of Title, Plan Subdivision and Covenants
- Builders Warranty Insurance over $16,000
- Build Over an Easement or within 1m of Council Asset
- Build Within 1m of SE Water Asset
- Re-engineering for Class P sites
- Scaled Site Plan
- Soil Test Report (required over 80 sq metres)
Planning Permit
- Amend an existing Planning Permit
- Build Outside an Envelope
- Bushfire Plan (BMO - Bushfire Management Overlay triggers over 100sqm)
- Dispensation Height on the Boundary
- Environmental Assessment Tree Plan (ESO - Environmental Significance Overlay)
- Gree Wedge Zonne (GWZ)
- Land Subject to Inundation (LSIO)
At the initial stage of Design and Quote we like to provide you with a Property Report which indicates if you are lucky to only need a Building Permit (these only take about 2 weeks).
If the Property Report shows any Planning Overlays then you may require a Planning Permit. We can contact your Council to find out the Triggers for your Property and then work through the process for you - this can take a number of months.
